Boomtown Inc is a full-service property management company that provides services to both property owners and investors including marketing, tenant application and screening, leasing, turnovers, maintenance coordination, rent collection and accounting, and more.

Our company culture is built soundly around fulfilling the highest level of service to meet the property management needs of real estate owners and investors in Maryland, DC, and the surrounding areas.

Angie Nevarez is the Maintenance Lead at Boomtown Inc. where she leads the coordination of maintenance items. Angie worked at Adams, Morris & Sessing Attorneys at Law as a receptionist/ paralegal in Germantown, Maryland. She worked with clients helping them through the short sale and loan modification process. Angie also helped the attorneys with some lien settlements.

Prior to working at Adams, Morris & Sessing she worked at St. Maria Goretti High School as a substitute teacher. Angie is also the Assistant women’s basketball coach at Frederick Community College. She played division 2 college basketball and still enjoys playing basketball as well as soccer in her spare time. Angie holds a BS in counseling psychology from Washington Adventist University.

Carrie Gelwicks is the Special Projects Coordinator at Boomtown Inc. where she is responsible for our homes between residents and administration of security deposits. Carrie has worked in customer service for ten years and her primary goal is to always provide exceptional service. She came to us from Optometrist office where she was responsible for ensuring each patient’s needs were met.

In her 4 years in the health care field, Carrie learned to collaborate as a team and anticipate the needs of others. Carrie graduated from Catoctin High School. In her free time, she often attends local comedy shows, or her nephew’s football and baseball games. She also enjoys spending time with her family and her outrageous number of cats.

John Bradshaw is the Chief Executive at Boomtown Inc. where he leads business development and strategy. John purchased his first investment property in 2009 and in 2011 incorporated as Boomtown Inc. As the business grew and he realized the potential of a truly exceptional property management company focused on technology and great experiences. At the same time John worked as a management consultant for Booz Allen Hamilton and Marriott International (HQ).

John’s professional experience also includes time at Oracle, Lockheed Martin, and Dell in several roles from project management to sales. Finally, John served thirteen years in the Army National Guard first as an Infantryman before commissioning as a Logistics Officer and eventually resigning to pursue his dream as a business owner. John holds an MBA (Finance) from the Robert H. Smith School of Business and a BS in Marketing from the same school.

Katie Eby is the Leasing Lead at Boomtown Inc. She markets available properties, answers general questions and gets people qualified quickly to move into their new homes. Katie has over 10 years of experience in customer service with a background focused mainly in healthcare. She worked as an aide in a retirement community and an assistant in an Optometry and Chiropractic office.

Katie is used to providing exceptional customer care to a high volume of clients. She recently graduated from The University of Maryland University College with a bachelor’s degree in human resource management. She also holds a degree and National certification in Medical Assisting. In her time outside of work, Katie can be found with her family and friends, her boyfriend or her animals. She loves spending time outside with her dog, relaxing at the beach and watching football- particularly rooting for the Washington Redskins.

All afterhours emergency calls are answered 24/7 by a Boomtown employee trained in the immediate mitigation of property loss. If necessary, emergency services are arranged to limit property loss, and our owners are provided a video if an emergency site visit is necessary.

Maintenance inspections are performed twice a year. Boomtown property owners are provided with an inspection report with time / date stamped pictures so you can feel confident in the condition of your property. During the turnover process you can stream the move-in / move-out video for additional detail.

Owner distributions are processed on the 15th of each month and funds are generally available within 48 hours. All owner distributions are direct deposited.

1-2 weeks. We generally need about 1-2 weeks after a move-out to inspect the property, and make it move-in ready for a new tenant.

We do! The placement fee includes the work Boomtown does to scope and administrate any work done at your property. Contractors perform the work, Boomtown administrates the work.

Yes. Our requirement for licensed and insured labor is only for occupied units. Boomtown only hires contractors that are licensed and insured; however, you are welcome to perform work on your own property and hire your own contractors without restrictions during the turnover process.

Yes. We are happy to oblige any request for preferred contractors as long as they are licensed and insured.

Yes, 100% of our tenants have been verified through background and credit checks. We also conduct employer and landlord verifications for all wage earners. Private landlords go through an additional step to verify ownership and validate the reference.

We used a paid marketing syndicate to advertise our properties on 41 different sites. When a prospective tenant shows interest our automated CRM software takes them through the process to schedule a showing 24 hours a day, 7 days a week. We regularly place new tenants in 48 – 72 hours using our proprietary system. Even phone calls at midnight on Saturday are processed immediately using our automation.
